House Viewing Checklist

It is easy to get swept up in the excitement of a viewing. Use this checklist to make sure you spot the things that matter.

  • Check the roof for missing or slipped tiles
  • Look at the guttering and drainage for visible damage
  • Check walls for cracks, especially around windows and near the ground
  • Look at neighbouring properties and the general condition of the street
  • Check parking availability and whether the road is very busy
  • Note the condition of any garden, fencing, and boundaries
  • Check for damp patches, staining, or a musty smell
  • Test light switches and power sockets where possible
  • Check window condition: do they open properly? Is there condensation between panes?
  • Look at the boiler: what age and type is it?
  • Turn on taps to check water pressure
  • Check storage space: cupboards, loft access, garage
  • Note which direction the main rooms face for natural light
  • Look at the condition of the kitchen and bathroom
  • How long have they lived there and why are they moving?
  • Have they had any work done and was it signed off by building control?
  • What is included in the sale (appliances, curtains, fixtures)?
  • Are there any issues with neighbours or the area?
  • What are the council tax band and annual utility costs?
  • Is the property freehold or leasehold? If leasehold, how many years remain?
  • Is there a chain? What is the seller's timeline?
  • Visit at different times of day to check noise and traffic levels
  • Walk around the local area to check amenities: shops, transport, schools, GP surgeries
  • Check flood risk using the Environment Agency's online map
  • Research planned developments nearby that could affect your enjoyment or property value
