How Does It Work?
Development loans provide a lump sum to purchase the land/site (often 50-70% of the land
value), and then release the remaining funds in stages to cover 100% of the
construction/build costs. The total loan amount is usually capped at a maximum of 60-70% of
the final Gross Development Value (GDV).
Residential vs. Commercial
We arrange finance for any type of project: single residential dwellings, multi-unit housing
estates, retail units, office blocks, or mixed-use developments. Lenders have distinctly
different risk appetites for residential vs. commercial endpoints—we match the asset class
precisely to the underwriter.
First-Time Developers
While most commercial lenders prefer proven 'track records' of completed projects, we have
access to specialist funders who enthusiastically back first-time developers—provided they
present a robust team (architects, project managers, and deeply experienced main
contractors).
Rolled-up Interest
Cash flow is king on a construction site. The vast majority of development finance loans
have the interest 'rolled-up' or 'retained', meaning there are zero monthly payments during
the build phase. You repay the capital and accumulated interest once the development is sold
or refinanced.
