Mortgages for HMOs

maximise your rental yields with Houses in Multiple Occupation (HMOs). We secure specialist finance for high-yield, multi-tenant properties.

High-Yield Property Finance

HMO properties offer some of the strongest returns in the market, but lending criteria is incredibly strict. We navigate local authority nuances and lender requirements for you:

What is an HMO Mortgage?
An HMO is generally considered any property rented out by at least 3 people who are not from one 'household' (e.g. not a single family) but share facilities like the bathroom or kitchen. Because there are multiple AST tenancy agreements, standard Buy-To-Let mortgages are strictly prohibited.
Licensing Requirements
Mandatory licensing applies to larger HMOs (5 or more tenants), but many local councils have implemented 'Additional' or 'Selective' licensing for smaller properties (e.g. Article 4 Directions). Every lender has a separate stance on licensing parameters. We match the property's local status with the correct underwriting team.
First-Time HMO Landlords
HMOs are viewed as a higher-risk asset. Because of this, many lenders explicitly demand previous landlord experience before approving an HMO mortgage. If you are entering the HMO market for the first time, we know exactly which select group of lenders will finance your project.
Valuation Types
HMOs can be valued based on their physical asset ('Bricks & Mortar') or their ongoing income generation ('Commercial/Investment' valuation). Securing a commercial valuation often allows you to leverage the high yields and borrow significantly more capital against the property.

Complex HMO Finance

From small 3-bed professional lets to large 8+ bed student houses, HMO finance requires a deep understanding of local authority licensing, amenity standards, and commercial valuations. We structure your application to pass even the most rigorous underwriting stress tests.
