1. About Us

2. Our Services
We provide impartial, independent mortgage and protection advice. We will assess your personal circumstances, requirements, and objectives to recommend the most suitable financial products for you from the whole of the market.
We will never pressure you into proceeding with a specific product. Unless specifically agreed otherwise in writing, we act on your behalf, not on behalf of the lender.
3. How We Are Paid (Our Fees)
Our initial consultation and advice are often provided without charge. However, securing the most competitive mortgage rates involves substantial administrative and underwriting preparation on our part.
Therefore, we usually charge a broker fee for our services. Our standard broker fee is £595.00. This fee may vary depending on the complexity of your case (e.g., adverse credit, complex commercial deals). The exact fee will always be agreed upon with you in writing before you commit to proceeding.
In addition to the fee you pay, we may also receive a procuration fee (commission) directly from the chosen lender or insurance provider upon the successful completion of your product. We will disclose the exact amount of this commission to you via a Key Facts Illustration (KFI) or European Standardised Information Sheet (ESIS) before you apply.
4. Client Responsibilities
In order for us to find the best product for you, you must provide accurate, honest, and complete information regarding your income, outgoings, credit history, and employment. Deliberately withholding or falsifying information can result in an application being declined, delays in your purchase, or potentially constitute mortgage fraud.
You must inform us immediately if your financial circumstances change before the completion of your mortgage or insurance policy.
5. Client Classification
Unless we notify you otherwise in writing, you will be treated as a "Retail Client" under the rules of the FCA. This classification affords you the highest level of regulatory protection, including access to the Financial Ombudsman Service (FOS) and the Financial Services Compensation Scheme (FSCS).
